We will assist you with pricing your home to sell. We provide a complete market analysis of the most recent homes to sell in your neighborhood. What they sold for, how long they took to sell and what terms were negotiated. These recent sales determine the market value of your home. Most Sellers desire to sell at the highest price in the shortest period of time. But, every Seller's motivation is different. One may want to sell in a week, while another may want to sell in 3 months. The price of you place on your home will determine the length of time it will take to find a buyer. Staging

Preparing your home to sell is called "staging". When selling we want to accentuate the homes positive features and make it sparkle. We will go about getting your home ready to sell the way you would go about getting your car ready to sell. We'll clean, paint, prune, de-clutter and and make it look like a "model home". We'll help you determine which fix-ups are really important and which ones won't be noticed by a potential Buyer or won't bring you a return on your investment.

Multiple Listing Service

The MLS, or Multiple Listing Service is the most effective marketing for your home. This is where we notify the $3,000 Hampton Roads real estate agents that your home is for sale. The National Association of Realtors reports that 65% of all Buyers find the home they buy from an agent and the MLS.

Navy Housing Office

50% of the Hampton Roads population are military families. While on a house-hunting trip, these families are required to check in at the Housing Office. The Navy maintains it's own database of homes for sale and for rent in Hampton Roads. We will include in this database and have color flyers posted on all allowable bulletin boards.

Feature Sheets

When buyers view your home they will come with a computer printout from the MLS with the "nuts and bolts" about your home. We will provide them a full color flyer with photos and all the "bells and whistles" of your home. Included will be a financing sheet, school report, recent neighborhood sales and disclosures. We want to give the Buyer as much information as we can about your home so it will stand out from the other 8-10 homes they might be touring that day. The more information the buyer has, the easier it will be for him to make a decision without hesitation.

"Just Listed" Postcards

Full color postcards direct mailed to our target Buyer. We determine where the buyer for your home is most likely to come from and then market your home to him. This may include a your surrounding neighborhood, a lower priced neighborhood nearby, our database of prospective Buyers and our sphere of influence.

Home Cards

Full color business cards for your home will be provided to you to give to anyone you know. 18% of buyers come from what we call "Indirect Referrals". This is someone at work who has a neighbor who is thinking of buying a home. In other words, word-of-mouth. The Home Cards help heighten awareness that your home is for sale. You can give them to co-workers, post them on bulletin boards, hand them out at church or put them in the envelope when you pay a bill.

24-7 Exposure

The marketing of your home will incorporate the usage of a 24 hour Hotline. Here Buyers can listen to a free recorded message about your home, have an informational flyer faxed to them and leave a message for a return call. This message system lowers the Buyer's barrier of resistance. They really don't want to talk with a salesperson. They just want to get the information without being bothered. The Hotline allows the Buyer to remain anonymous. Thus, he is more likely to call for information he wants and, ultimately, ask to tour your home.

Multiple Signage

A "For Sale" in your yard is extremely important. The National Association of Realtors reports that 20% of the Buyers come from signs. Your typical real estate company "For Sale" sign tends to blend into the landscape after a couple of weeks. Also, the typical sign doesn't address what all Buyers really want to know - "how much will this house cost me a month?" If your home is not "Under Contract" in a few weeks, we will install and "Ugly Yellow". This sign is hand made and resembles a yard sale sign. It shows the buyer what his monthly payment will be and because of the color, it is impossible to miss. This signage is what you might call "unconventional", but it really makes the phone ring!

Info Box

No one really knows exactly "where your buyer will come from". We don't know if he will see a sign, an ad or a photo on the internet. Therefore, we use every marketing tool we have available to find YOUR Buyer. We will install an information box with flyers on your home directing the Buyer to the internet or the 24 hour hotline to get more information. This flyer will also market our other listings and, in turn, your home will be marketed on other flyers around town.

Our virtual tours include still, panoramic and 360 photos of very room in the house, the exterior - front and back, and the neighborhood. Most tours offer only 4 photos, but we offer up to 50. Text, captions and voice streaming are also unique to our tours. Tours are place on the internet and diskette within 48 hours.
