Selling A Home In The 21st
Century
All Your Options

The research we have done
show there are 3 things that you want when you sell your home:
1. Sell
your home for the highest possible price
2. Sell your home as
quickly as possible, and
3. Experience as little
stress as possible.
For the past 15-20 years, home sellers have consistently paid 6 to 7% in real estate commissions not
knowing that they have another option. Then, about 10 years
ago, some home sellers started to try to sell their home on
their own, but realized after about a month that it was a big
hassle, and for some reason, no one was making any offers.
There are positive benefits to both of
these options. When you sell through a Realtor, they take care
of all the details, all of the inspections, make sure all of
the buyers are qualified and try to ensure a smooth process to
closing. While this does happen, Sellers normally are not that
happy when they see how much the check is for the 6 or 7%
coming directly out of their proceeds and not knowing the
details; the hours that had been spent marketing the home,
what was done and what was not done. Many Sellers think it is
all just a little too ambiguous.
Don't you think it is
fair to know what was done for that 6 or 7%!!
If you stop and think about it, if you
sell a $300,000 home through a Realtor you will pay $18,000 in
commissions. While if you are only selling a $150,000 home,
you will pay $9,000 in commissions for the same amount of work
on behalf of the agent....does this make sense?
A Seller who has figured this out,
oftentimes tries to sell the home on their own, then get fed
up after all the hassles, paperwork and endless unqualified
buyers prancing through their home every night of the week.
However, every once in a while, a seller does get lucky, and
saves the 6 or 7%.....and boy, is that a happy home seller!
So, as you look at your two options,
they both have positives and negatives. They both can help
achieve a result, but if you have to pick one or the other,
either way you pay a price in time or money.
But...what
if you could combine the two into a third, more powerful, more
efficient option that not only made sense, but solved a lot of
problems as well!!
Every real estate agent, if asked will
silently agree that the real estate industry is way overpaid
for the actual services they provide. If you asked 10 of your
friends how they enjoyed the process the last time they sold a
house, only 3 or 4 of them will say that they were satisfied
with the service. On top of that, if you asked them if they
would use the same agent again, only 1 or 2 will say they
would...Why is that?
Actually...the reason is a very simple
one!! In the real estate business the old 80/20 rule is
in effect, but is it exaggerated a little bit to the tune of
95/5. What this means is that about 5% of the agents do about
95% of the business. The other 95% represents the part-timers,
the stay at home moms who wanted a hobby, and the retired
people who were told by their doctor to take it easy, and go
sell real estate. This group of 95% has no idea how to run a
business, let alone meet and exceed the expectations of their
clients. It takes just 3 weeks to get a real estate
license and go help someone buy or sell the biggest investment
they will make in their lifetime!! This is why most
people do not enjoy buying or selling a home. If you get one
of the 95% of the agents, you will certainly be in for a long
ride.
So for years, real estate agents have
listed homes in many different price ranges and whether the
house was worth $300,000 or $100,000, they have done the same
amount of work and the commissions paid were thousands of
dollars different. So, what is the solution.....
Every client's
needs are different.
We have developed a program that
gives you, the home seller, the best of both worlds while
meeting your various needs. You receive the benefits of having
a Realtor guide you through the process and the exposure that
comes with that, as well as the savings of selling you home on
your own. This is what you might call a middle of the road
compromise between two options keeping all of the benefits and
losing all of the detriments of each program.
If you would like to know more
about how this third option would effect your situation and
how much money you could expect to save, please complete the
following information. We will be glad to schedule a FREE,
no-obligation consultation that will outline not only your
options, but the tangible bottom line benefits you could
expect to receive.
